5 High-Privacy Residential Areas and Interesting Luxury condos in Downtown Bangkok
When considering ideal locations for luxury condominium projects, proximity to the city centre is an important factor. In Bangkok, there are only a few such areas – Chit Lom, Phloen Chit, Witthayu, Phrom Phong and Sathon. Despite being central business districts, these locations provide residents with excellent home privacy – a much sought-after commodity in Thailand’s busy capital. Sukhumvit Rd. has some serene spots hidden among its multitude of sois. Many of these are located within odd-numbered Sois 1-63 and even-numbered Sois 2-42. Many Japanese, Europeans and Americans live in this middle Sukhumvit zone, which offers convenience in commuting and often easy access to the workplace.

Letting Opportunities
Investing in a downtown high-end condominium unit with a location that provides good privacy presents attractive opportunities to rent out the unit in the long term to both Thais and foreigners. The places listed are also the locations of large companies, embassies and elite schools. A unit in any of these spots could generate an average return on rent of about 5% per annum. For example, taking a closer look at Sathorn, findings by Plus Property’s research and development division indicate that a condo for rent unit priced at 6.5 million baht has the potential to fetch a monthly rent of 30,000 baht – equivalent to 700-1,000 baht per square metre per month.
High-end condominiums situated within the city centre that are surrounded by a complete array of amenities have high potential for growth. This is due to the land development (construction of office buildings and other real estate projects) and future potential of their locations, resulting in steadily increasing demand. The Phloen Chit and Chit Lom areas are seeing the construction of high-quality office buildings, health centres and 5- to 6-star hotels. Together, these developments drive significant annual increases in land price. Condominiums for sale within these locales have the potential to rise in price by an average of 5-10 percent per year, making them an exceptional investment opportunity.
