Dilemma 1: Finding a condo near work that offers the best value for money

While many will be familiar with the criteria for selecting a quality condominium, it is important to remember that the most sought-after units generally come with a higher price tag. Here, we explore a few factors to keep in mind when looking for a condominium that provides good value for money.

1. Walk farther for a lower price.  Look for a condominium that is some distance away from the electric train.  With most people seeking condominiums situated near mass transit services, properties farther away from rapid transit stations are usually much more affordably priced. By selecting a condominium no more than a kilometre from the nearest station, walks to and from the train will not be too difficult, and the consequent 20-30% decrease in room price should make up for the slight sacrifice of convenience.

2. Avoid attachment to downtown locations.  Downtown locations that are known for their busy offices, malls and social hotspots are particularly sought-after places of residence. However, those who manage their income cautiously may cringe at the high prices associated with property in such areas. By moving slightly outside of the downtown area to a location that still has access to rapid transit – nearby a terminus, for instance – one can avoid the commuter crowds and traffic that are typical of busier central stations.

Dilemma 2: Preserving space and adding utility when decorating

Younger generation working adults often opt to live within a community centre that is situated close to their workplace, lifestyle malls and rapid transit services. Condominiums in such locations generally provide convenience with regard to accessibility; however, the available space within actual units can be limited and prone to dwindling over time, as furniture and other items take up more and more room. Therefore, it is important that unit design and decoration serve to maintain, or enhance, utility.

Vertical storage is essential. Things that are seldom used can be placed on the upper shelves, while frequently needed items are positioned below where they are easy to reach. Large or heavy objects should always be stored on lower shelves. Lights can be installed inside of cabinets using either LED or compact fluorescence bulbs, and it is also a good idea to keep a step ladder or stool around so that items on upper shelves can be easily retrieved. Examples of vertical storage include ceiling-high cabinets and shelves, drawers that conveniently fit into corners of rooms, and furniture with built-in storage space.

Once storage space is taken care of, it is a good idea to consider the benefits of multifunction furniture, which can often be retracted when not in use. This type of furniture takes up less space and offers greater functionality, allowing the user to make adjustments according to use needs. Examples include built-in beds that fold into the wall, wall-mounted picture frames that transform into tables, and dining tables that can be extended to provide added table-top space. Colour selection of furniture, curtains, floors, etc. can also play a role in changing the feel of a room; light colours, for instance, create a sense of space and make rooms feel less cluttered. Ensuring there is adequate white light can also help in this regard. These are just a few of the methods that can be employed to get the most out of every square inch of a condominium unit regardless of its size.
