Plus Creates Curator Program to Distinguish Itself as Leader in Luxury Condos Market Service level

Plus Property, the full-service professional property and facility management agency, continues to expand on PLUS Eduplex – a learning institute that provides comprehensive training for administrative personnel at residential and commercial properties.
Most recently, the specialised ‘curator’ program for caretakers of high-value assets has been added to the offerings at PLUS Eduplex.
The move is considered a first within the property circle and is geared towards accommodating the market value for luxury condominiums that between 2014-2019 has grown by 9% per year. Strengthen an after-sales service to serve this market.
Ms. Suwannee Mahanarongchai, Deputy Managing Director, Business Strategies and Asset Management, Plus Property Company Limited, the full-service professional property and facility management agency, in her capacity as Chief Expertise Curator at Plus Eduplex, elaborated on PLUS’s establishment of the PLUS Eduplex learning institute towards the end of 2018.
The institute was founded with the objective of developing personnel for the administration of residential and commercial properties and for the property consultancy business. The institute aims to produce professionals who are knowledgeable, who are expected to contribute to lifting the standard of work in the industry.
Personnel trained by the institute would possess an edge when providing their service in the field of real estate, as they would be trained in service skills that go beyond the requirements for professionals within this field of work. PLUS Eduplex-trained individuals are expected to take their positions at the forefront of the market for real estate services.
“Observation of data between 2014-2019 allows us to determine that the luxury condominiums segment has grown by 9% per year. Many of the luxury projects possessed costly artworks or decorations in their common areas, and these items warrant the care of professionals.
But directly procuring said professionals will constitute a high administrative cost for a property project. Therefore, Plus Property, in its capacity as a service provider for luxury-level projects (with such projects amounting to 21% in its portfolio), has created a special curriculum at PLUS Eduplex to augment the skills of personnel.
The curriculum is known as “Curator : Behind the Scenes to Master the Exquisite Care”, and is taught by Wongchat Chatkul Na Ayuthaya. The specialist from the Fine Arts Department will provide course-takers with knowledge on artworks and high-value materials and assets, as well as the proper maintenance regimen for such items, which would allow these valuable objects to be preserved and to keep their values. Some residential projects, such as 98 Wireless, possessed very costly items. Here, a collection of century-old books bound in leather is worth some 10 million baht.
The maintenance of these books involves arranging them in a manner that allows exposure to air circulation, opening them up for aeration and controlling the temperature and humidity of the storage room. Meanwhile the nubuck leather sofas here cost some 3 million baht and have to be kept out of the sun to avoid discoloration. The sofas are cleaned by vacuuming, dirt is removed using a specialised leaning liquid and a coating finish is applied to preserve the beauty of this furniture. There are also century-old mahogany and rosewood tables that require the application of climate control, wood type-specific cleaning agents and special finishes.
When flowers are placed as decorations on these tables, care has to be applied to prevent drippings from the flowers staining the tables and resulting in potentially damaging watermarks. There are also old paintings at the project which have to be dusted using horsehair fabric, due to the appropriate softness of the latter.”
The utilization of specialised curator skills reflect dedicated and detailed caregiving for a residential project. Such caregiving will uplift the service level available from PLUS and distinguish the firm from service generally being provided within the luxury market.
This is a pathway towards developing services at PLUS-administered projects, in order to create differentiation and to generate added value in the long run. Quality and specialised services that comprehensively answer the needs of residents are important mechanisms that make it possible to compete in the service business.
Next year there will be more specialised curricula that answer to the unique demands at each project. These curricula will augment the strength of our business and contribute towards our aim of being the leader in full-service professional property and facility management,” said Suwannee.
The aforementioned curriculum will supplement existing curricula at the 5 faculties and 1 development centre under PLUS Eduplex.
The 5 faculties include the faculty of Facility Management, the faculty of Property Management Residential & Security, the faculty of Sales Management, the faculty of International Hospitality and Wellness Management, the faculty of Innovative Real Estate Entrepreneurship, and the Inspirational Leadership and Strategic Expertise Centre. One year after the launch of PLUS Eduplex, the institute has been able to train 80% of personnel.
