Launch of In-room Service sets new standard for juristic person affairs

Ms. Naruemon Arporntanakul, Assistant Managing Director – Property Management Residential at Plus Property, the full-service professional property and facility management agency, revealed that PLUS has adjusted its 2020 business tactics to accommodate the situation at present, when the real estate sector is slowing launches of new development projects. 

To this end, PLUS is reinforcing its administrative service for residential projects – a business that has been among its fortes for almost 25 years. With some 250 projects under its management portfolio, PLUS claims a spot among Thailand’s top 3 market share leaders for property management service providers. 

The company is well-received by clients and continues to deliver its service at residential projects that have remained as clients for more than 20 years; this is a reflection of the trust and confidence placed in PLUS’s competence and vast experience in this line of business. 

Since its inception, the company had remained committed to improving its service level in order to respond to the demands of clients. It also has the aim of stepping onto the number one leading company in the future.


PLUS has recently carried out a customer insight survey on residential properties purchasing behavior. Previously, homebuyers took into consideration a property’s location, the quality of the development project, the reputation of the developer, and the price. 

Homebuyer needs have become more specific as well as more detailed with the arrival of the New Normal era, and part of said needs is an after-sale service that is professionally delivered. This requisite has gained added significance during the lockdown period when homebuyers spent more time at home and therefore had increased interactions and communication with the administrative team or the juristic person team at the residential development. 

The affairs of property management is an important after-sale service that influences the livelihood of the residents. PLUS has discovered through its customer surveys that among the primary factors taken into consideration by clients when choosing a property management firm were professionalism, service-mindedness of personnel, adequacy of security provision and the firm’s credibility.

It has also been discovered that assisting, overseeing and resolving repairs-related issues constituted a secondary factor that clients looked for in a property management firm; this has given rise to the PLUS IN YOUR AREA concept. 

Most recently, a new offering known as In-room Service  represents a new facet in the work handled by the juristic person office. This service breaks beyond the boundaries of common area oversight, by expanding the scope of service delivery into the rooms of the residents. The pilot phase of the service commences at select residential communities this September.

In-room Service is a development that expands on our existing repairmen who are stationed at each property project. Via training, their repairman skills have been reinforced and the standard was elevated; this was especially true for certain repair functions identified after PLUS surveyed the residents about their demand for juristic person involvement in overseeing or repairing particular spots. 

There were about 25 items which the residents needed help with the most. In response, PLUS designed a services list for repair functions inside the room and carried out training for its teams of repairmen, to prepare for service delivery that is comprehensive and in adherence to the same standard. 

At present, the service has already been piloted at 9 residential projects (4 detached houses projects and 5 condominiums). PLUS is confident that residents will receive services that are up to standard and which encompass the scope of juristic person affairs, attentively delivered by our professional teams. 

As a response to living requirements in the new era that starts now, the special ‘In-room Service’ will set a new standard for juristic person affairs by expanding the scope beyond the common area and towards services within the living quarters. 

PLUS is also airing the ‘Plus Living Hacks’ programme on Youtube offering tips on repair and maintenance work that one can personally handle, and this should be of use to those who are interested”, said Naruemon.

PLUS’s property management business stands out with its noteworthy growth tendency, where revenue has been growing by roughly 14% each year. PLUS currently has more than 250 property projects under its management portfolio, with combined area under management exceeding 13 million square metres.
