IoT Technology: An Important Matter When Choosing the Modern-Day Property

The world is entering into an era of the Internet of Things (IoT). Each industry is rolling out IoT equipment and big data analytics to augment business, while household appliances are increasingly able to connect with one another. Such connectivity among CCTV cameras, televisions, refrigerators and even the coffee machine is providing the people of this new era with increased convenience.

The modern-day real estate industry offers an expansive array of property purchase choices. Condominiums, detached houses and townhouses are available across a broad spectrum of price options and are situated in a multitude of locations. This range of choices is beneficial for the consumer; the decision-making process leading up to a purchase must take into consideration the location, the price and the property project itself.

However, the arrival of the IoT era means that another factor needs to be considered in addition to the aforementioned. A property is something that will remain with its owner for a long time, and hence the technologies relevant to living which are found at the property will play a significant role in the life of the owner as well. At present, therefore, it is crucial for the property buyer to thoroughly examine the technologies that the developer have integrated into each property project, especially those related to IoT.

IoT and security

Electronic devices’ ability to link with one another or transfer data to each other via the internet allows the user to control the operations of said devices without needing to physically walk to each device to input commands. Numerous IoT-enabled electronic devices are now being produced – examples are the Homepod from Apple and the Google Home devices.

In addition to the array of conveniences on offer at each property project, the safety aspect of technological integration at each project should also be taken into consideration. Safety-related technologies are available for the common area (off-unit) as well as for inside each residence (in- unit). These provide added safety coverage on top of conventional security provision by a property project’s security guards. Effective delivery of security requires an encompassing security system; such a system might be identified by the presence of:

  • An access control system to restrict the entry of persons into the residential project. This may involve a key card system for accessing individual residences or the facilities within a project. Visitor control should involve depositing ID cards or another mean of registration, in order for security to determine the specific room that is being visited and in order for each visitor to be identified.
  • A CCTV system the has coverage over the entire premises of the project as well as the risk spots.

The use of IoT in the real estate circle

An example of IoT being used expansively would be the LIV-24 that is located inside the Siri Campus building. This was the first time IoT technology was deployed in such a manner within the Thai real estate circle, and the centre remains the only one of its kind at present. Plus Property uses the centre to analyse and process data from residential projects, in a pilot project that resulted from a joint development effort with Sansiri.


The various systems at select residential projects are linked to the monitoring centre, in order to allow real-time information to be used to handle crisis situations. Said information is obtained from common area security monitoring data as well as from facility management IoT data.

A team of specialists is stationed at the LIV-24 to monitor, issue command and provide coordination around the clock. The centre communicates with and relay information to each property project.

The technologies employed to make possible the aforementioned functions fall under the care of the Smart Command Centre. The damage incurred during a crisis situation is mitigated via the linking of CCTV feeds from a project’s common area and the use of a video analytics system to spot abnormalities in the video feeds.

If the analytics system detects an abnormality, such as somebody collapsing inside the fitness room, the camera will record a footage of the incident and an alert will be sent to the command centre in order for the footage to be inspected. This allows the centre to quickly alert the relevant staff and authorities to respond to the incident in a timely manner.


Security guards’ patrol status and their coverage of various spots within the project can be inspected through a ‘Real-time Guard Tour’ system. By implementing this system, the efficiency of guard duty and safety within the project premises can be increased around-the-clock and a response can be delivered as soon as an incident occurs.

Real-time monitoring and analysis of data by the central command centre also helps to reduce and mitigate risks associated with unforeseen occurrences.

Using IoT to complement the administration of a residential project helps to augment the tasks of the personnel responsible for each function, enabling them to tend to the residents of a project with greater efficiency. Importantly, incidents can now be handled swiftly; unforeseen occurrences can take place at any time.
