The global inclination toward electric vehicles is progressing rapidly. China, European nations and the United States are all seeing this shift, which will unavoidably influence automobile usage behaviour in Thailand. We are already able to notice an increase in the number of people using electric vehicles on Thailand’s roads.

100% electrically powered vehicles are called EVs in short

The shift to EVs is gaining in popularity as the vehicles help users do away with oil fuel expenses and lessen the generation of air pollution. These advantages have prompted Thailand’s property market to pay heed to the EV trend. Many businesses have adjusted in line with consumers’ vehicle use behaviours.

Real estate developers have been installing EV chargers at their new property projects for clients to use. 80% of EV users charge their vehicles at home during the night and 20% charge their vehicles on the go. This means the installation of EV chargers is something consumers give importance to when considering their place of residence.

Plus Property, which has been a leader in residential properties and facility management for 25 years, has suggestions to give on the topic of professional EV charger system installation and management. New projects where chargers come pre-installed by the developer are generally subject to routine checks.

Preventive maintenance is employed to ensure that equipment function as intended. Older facilities, homes or condominiums, however, would require an inspection of their electrical system if EV chargers are to be installed. A proper space for EV charger installation would also have to be prepared.

  • A charger should be within 5-7 meters of the parking spot
  • Consideration must be given to the type of charger plug used
  • The specifications of user EVs’ on-board chargers should be determined
  • The input power ratings for users’ EVs should match those provided by the EV charger

EV chargers at condominiums are shared, thus the juristic person management has a role in overseeing the chargers. After installation, the charger supplier will train condo management staff on how to use the product so they would be able to solve preliminary issues and provide usage advice to condo residents.

Maintenance has to be regularly carried out, with the condo mechanics tasked with checking the various parts of the EV charger system. Cleanliness of the chargers must also be preserved so the system would be ever-ready for use.

PLUS’s juristic person management team is able to resolve basic problems such as activating the EV charger system for condo residents. This is possible as PLUS’s personnel constantly undergo upskilling and reskilling and have their knowledge expanded.

For issues involving greater complexity, the condo management will quickly coordinate with the product supplier or enlist the aid of EV charger professionals in dealing with said issues.

The management of the parking space is one of the highly challenging duties of the condo juristic person team. Excessively long parking or parking against the condo rules are some of the issues that frequently need addressing.

The condo’s parking rules are established by the juristic person committee and the condo management needs to ensure these rules are observed, while simultaneously making sure there are adequate parking slots for the residents.

The number of EV chargers installed inside a condominium might not be numerous when compared to the increasing number of EVs. The use of chargers is therefore organized via a mobile application that informs the EV owner of the charging period available. The owner would move the EV to a normal parking slot once the charging period is over.

Car owners who park non-EV vehicles at the charging space will receive a warning from condo management. The latter will issue rules for the use of the charging space and might impose a fine on vehicle owners who violate said rules and have their vehicles immobilised

Vehicle users at the more than 350 property projects and 18 million square metres of area under Plus Property’s management can rest assured they can rely on professional teams of staff who can offer advice, oversight and knowledge that responds to diverse types of needs and who place a priority on residents’ safety and quality living.
