Four rights and duties of condominium co-owners

When we bought, and was transferred a condominium unit whether it is for own occupation or for rent, we automatically become the co-owner of the juristic person of the said condominium project according to the law. The co-ownership of the condominium comes with rights, duties and responsibilities in many areas as a member of the project. The co-owners should protect their rights and carry out their duties for the highest benefit to our shared properties. The proper things to do:

1. Attend the annual general meeting. The co-owners have the right to elect the committee and the juristic person manager of the condominium who is represent the co-owners in managing and setting the rules and regulations on the management of the condominium for the highest benefit of the co-owners.

2. Exercise voting rights to set the rules and regulations for the benefit of, or to the effect on our livelihood. Also included is the rights to consider the amount of the various fees necessary for the upkeep of the building by considering the benefit from the increased value of the asset, rather than the reduction of the expenses that may lead to the deterioration of the asset.

3. The rights to your own unit as being your private property, but without infringing on the rights of other co-owners, including the right to co-use the central areas and the duty to upkeep the central areas as if they are your own property.

4. The co-owners have the duty to pay the central service fees that will be used as the budget and fund to be employed to manage and maintain the co-owned central areas in good and safe condition, as well as the provision of services according to the needs of the co-owners.

If every co-owner understands his/her rights and duties and follow them accordingly, the condominium project will be that much more livable and will help to increase the value of our property through time – a two-tier benefit that everyone looks for.
