Plus Property launches PLUS Eduplex

Plus Property, the full-service professional property and facility management agency, reveals a tendency for continual launches of property projects and its intention to feed quality personnel into the associated labor market.  This will be achieved by implementation of a new learning model that answers to the lifestyle of each personnel.  In a first for Thailand’s property circle, PLUS Eduplex institute will be established and will make use of Micro-Learning.  Leading domestic organizations Nai Lert Butler and Samitivej Hospital are being tapped to relay their knowledge and lift the standard of full-service property and facility management.

Ms. Suwannee Mahanarongchai, Deputy Managing Director, Plus Property Company Limited, the full-service professional property and facility management agency, in her capacity as Chief Expertise Curator at Plus Eduplex, explained that the growth in number of residential buildings has resulted in greater demand for labor and personnel within the segment of buildings and residences management of the property sector.  Plus Property has been continually preparing itself in this regard, by deploying tactics aimed at improving work efficiency and by utilizing technology to support work.  Most recently, PLUS has established a learning institute under the name “PLUS Eduplex”.  The institute is built on the foundation of the PLUS Experience Development Centre, and was created to develop personnel for management of residential and office buildings as well as consultants for property buying, selling and renting; said personnel will be imbued with professional expertise and contribute to a heightened standard of work in the overall industry.  This will be achieved via five faculties and one development centre that have been specifically developed.  The faculties include Facility Management, Property Management Residential & Security, Sales Management, International Hospitality and Wellness Management and Innovative Real Estate Entrepreneurship.  The development centre is known as the Inspirational Leadership and Strategic Expertise Centre.  Within the first year of operations, the PLUS Eduplex program is expected to train about 200 personnel.

The strength of “PLUS Eduplex” is based on a new learning model which is, in turn, made up of 3 components.  The first component, Micro-Learning Experience Platform, marks the first time within the property sector that objective-oriented learning is delivered expediently and using attractive means of presentation.  Via this platform, learning can be accomplished online and around the clock via a website and a chatbot.  Employees can contribute as Digital Teachers by relaying their knowledge on a friend-to-friend conversation basis.  The resulting video clips will enable the sharing of each employee’s work experience and skill within his/her area of expertise.  The second component, Personalized Learning, has been created especially for Plus Property.  Personalized learning offers freedom over a trainee’s choice of learning that ultimately improves the trainee’s expertise within the chosen field.  The personalized learning component also makes use of Cross Functional Training, which fosters organization-wide knowledge creation via training conducted in cross-discipline or cross-division manners.  As an example, PLUS recently launched the Her Forward training program to provide preliminary repairman skills to female administrative personnel; this allowed PLUS to provide a solution to the needs of female residents at condominiums by producing non-male employees who can offer repairman service.  The third component, Coach Expertise, allows learners to study from the executives at PLUS who have accumulated more than 20 years of experience in their field of work – examples include engineering, service, marketing and sales.  The coach will refrain from dwelling on their own perspective and expertise, while respecting personnel’s differing views and interests.  The purpose is to foster development and close age gaps within the organization.  A tactic to promote learning is also deployed in the form of the Plus Idea Sharing project.  The project provides space for employees to contribute their ideas for solving problems and improve work.  Experts in each field then input their suggestions, culminating in projects that can be put to real use and provide clear solutions to business-oriented demands. 

In addition to the aforementioned learning model, PLUS has become Thailand’s first property management firm to cooperate with the leading organizations Nai Lert Butler and Samitivej Hospital.  Nai Lert Butler, under collaboration with the British Butler Institute, has developed a world-class butler curriculum specifically for PLUS to provide the latter with training for personnel that will be providing their services at high-end condominiums.  Meanwhile, PLUS’s collaboration with Samitivej Hospital is aimed at accommodating the health-conscious trend and promoting fruitful, long lives.  Samitivej will provide knowledge and training for PLUS’s personnel so the latter can provide information to the property residents via the Plus+ Service channel.  Said information includes daily basic healthcare, emergency assistance and general healthcare.  For the longer term, the objective is to expand the learning and training outwards.  Discussions concerning the development of tertiary-level curricula are being made with educational institutes.  Within such curricula, PLUS will dispatch its experienced personnel to teach and will develop programs for student trainees so the latter can accumulate experience and work with PLUS.  In the future, it is also expected that PLUS Eduplex will admit individuals who are not PLUS employees for training.

“Surveys by PLUS Property’s research and development division have discovered a trend for continual growth of high-rise buildings in Bangkok.  Condominium projects that are currently experiencing decent growth are the upper-end types that have price tags starting at 200,000 baht per square meter; the said growth rate is 50% per year.  Meanwhile, the labor supply for service personnel has been expanding by just 5% per year.  The labor market for the property management and administration business accounts only for 0.5% of the nationwide labor market and the tendency is for this share to dwindle further, due to the declining ratio of the working-age group in the population and the consistently low birth rate.  Service personnel within the property sector require social skills and area-specific creativity, meaning that these personnel cannot be substantially replaced by technology.  With respect to the looming shortage of said workers, PLUS Eduplex will become part of the mechanism to develop quality personnel and feed them into the property market – answering to the need of clients in a manner that is efficient and on par with the global norm”, said Ms. Suwannee
