It most recently secured caretaker roles for 3 property developments – the 52,000 square metres WHA Tower, a premium office building in the Bangna-Trat area; a group of 4 buildings under U City Group, with a combined area of 156,453 square metres; and 4 buildings under Chulalongkorn Hospital, with 104,262 square metres of usable space.

Mr. Chan Sirirat, Deputy Managing Director of Facility Management Division, Plus Property Company Limited, the full-service professional property and facility management agency, revealed that PLUS’s facility management business has adopted a tactical shift for the purpose of navigating the COVID-19 crisis and to be better prepared to take on work at new development projects. 

The facility management service is being expanded to encompass all types of buildings in all business categories – private sector and public sector office buildings, community malls and mixed-use buildings. 

At the moment, PLUS is the caretaker for large office buildings owned by banking and investment businesses, hospital businesses and educational institutes. It most recently agreed to become the caretaker of 3 additional development projects. 

  1. WHA Tower building, a premium office building in the Bangna-Trat area with 52,000 square metres of space. 
  2. Comprised 4 buildings under U City Group, namely TST Tower, The Grand Regent, The Royal Place I and The Royal Place II – there were 156,453 square metres of space to be managed in all. 
  3. Comprised 4 residential/dormitory buildings belonging to King Chulalongkorn Memorial Hospital, Thai Red Cross Society – there were 104,262 square metres of space in total at the 4 buildings, namely Kullaphiphat building, Phayabansathit building, Nawachaiyan building and Nawarachupatham building.
The newest additions mean PLUS’s facility management business now handles some 2.3 million square metres of area in total.

The new wave of COVID-19 infections in Thailand and the resulting Work from Home measures have had effects on the utilisation of space at office buildings. 

There is reduced demand for office space at the moment and many buildings are seeing less than 100% usage of space, but PLUS is maintaining a presence of its professionals at each of the buildings in order for building systems to function efficiently and remain in good condition. 

The number of personnel was adjusted to be in accord with the amount of work at each property project, and stringent disease prevention measures are observed. On the part of the building users, visitor screening measures are implemented per the recommendations of the Department of Disease Control. 

Cleaning and disinfecting are undertaken to promote good hygiene. On top of PLUS’s pre-existing protocols, which meet the international standard, an additional standard of care has been implemented in response to the challenges at present. A Health and Wellness-focused facility administration model is now in effect, with the objective being to enable building users to safely navigate the COVID-19 situation. 

Under this model, people entering a building are screened and the body temperatures and risk profiles of PLUS staff and contractor personnel who need to carry out duties inside the building are determined. Smart Technology is applied to control various building systems and regulate indoor air quality. Cleaning robots, automatic disinfectant sprayers and temperature scanners have been put to use.  

PLUS retains experience from managing buildings that have received awards pertaining to Health and Wellness. The PLUS-managed Siri Campus is accredited with 3 stars under the Fitwel international standard and had the highest score among buildings in Asia in 2020. 


Health and Wellness is a ‘megatrend’ that currently has much impact in the office buildings scene; society has increasingly become aware of the importance of this trend, whose momentum has been given additional jolts by the COVID-19 and PM2.5 problems. 

Both issues stimulated interest in protecting building users’ health and wellness in a way that responds to the demands of work and the demands of living amidst the COVID-19 situation. The facility management business must accordingly make adjustments to receive the said megatrend for office buildings. 

Furthermore, space in offices now needs to be reallocated in line with the emerging model of workplace. 

The effects of COVID-19 have forced companies to tighten their expenditures and try to lower the risks from renting office space. Office space thus needs to be managed optimally, with greater integration of away-from-office work. 

The building management needs to carry out a reexamination so that it may reshuffle the priorities in space management, in order to accommodate the new work model. Proper measures and protocols associated with hygiene and disease prevention also need to be produced, for the safety of building users.
