Green building trends have been sweeping the corporate world with leading global organizations taking the initiative in integrating “green building” into their sustainability policies. At the heart of sustainability-driven building design and construction is the use of resources to create environmentally friendly structures that prioritize the health and well-being of occupants.

In the United States, there’s a green building rating system called “Leadership in Energy & Environmental Design” (LEED). Thailand has a similar green building certification system known as “Thai’s Rating of Energy and Environmental Sustainability” (TREES) and created by the Thai Green Building Institute (TGBI). At present, 77 property projects have been certified by TGBI as green buildings.

Due to the persistent threat of global warming, several disasters such as wildfires, floods, and toxic PM 2.5 particles have gone from bad to worse in recent years with countries around the world coming together to thrash out solutions.

Buildings are currently responsible for 39% of global energy related carbon emissions: 28% from operational emissions, from energy needed to heat, cool and power them, and the remaining 11% from materials and construction. Therefore, To reverse current trends, property developers should take preventive action by embracing “green building” and attaching great importance to green building management policy.

“Green building” is an innovative approach that offers solutions to avert the impacts of global warming as the world envisions a sustainable future.

Chan Sirirat, deputy managing director of the Facility Management and Engineering Division at Plus Property, Thailand’s leading property management company that’s engaged in managing condominium projects, detached housing estates, and other commercial property projects, explains that the company provides full-service property management to a wide range of residential and commercial spaces.

With many of these projects going green, the Plus Property team places importance on taking over the management responsibilities transferred from the property developer in a bid to satisfy the needs of the property owner and tenants.

Plus Property values development in terms of property care standards in accordance with the purpose of the building. Each project in our portfolio is thoroughly studied in all its aspects from the building’s structural maintenance to environmental management according to the ISO 14001 that covers maintenance of green spaces, waste management, wastewater treatment, energy saving, and corporate carbon footprint reduction.

Necessary actions are also taken to raise environmental awareness among tenants and building users, starting with the correct way of waste separation. These activities are meant to support efforts to slow global warming and underscore Plus Property's concern about quality of life and quality of the environment.

The company uses cutting-edge technologies inside the building to control and monitor building management systems to ensure that the building owner has confidence in the potential of the building’s internal engineering systems such as a smart energy saving setup for the building's ventilation and air filtration networks and an innovative system that absorbs toxic particles in the air to control and improve air quality inside the building, which can reduce energy consumption by 20-40 percent per year.

Plus Property uses advanced IoT technology and AI to manage air conditioning inside the building for sheer energy efficiency, thus substantially aiding facility management work. With smart automation, air conditioners can be preset to turn on and off at specific times of day and the temperature can be appropriately adjusted to suit occupants' preferences.

This energy saving technology ultimately helps reduce the daily workload of facility management personnel.

Planning of an intelligent building management system can optimize building usage by occupants and lift the quality and efficiency of the building, old and new. Solutions are designed to meet the needs of occupants. Take the Stock Exchange of Thailand building for example.

The design of this imposing tower promotes energy conservation with a multitude of environmentally friendly features. Designed as a landmark in the world of investment, the building is an environmentally friendly, modern design that extols the virtues of energy efficiency. It has been LEED-certified.

Plus Property has been chosen to provide day-to-day property management and maintenance to the Stock Exchange of Thailand building. We pride ourselves on implementing the owner’s environmental policy in accordance with our sustainable operations standards.

Therefore, when looking for a property manager, the developer needs to choose a company with a specialized knowledge of, expertise in and potential for professional property management. This is an important factor that must be taken into account.

The developer must place importance on the property manager’s expertise in taking care of public utilities and amenities to ensure convenience, safety, an excellent residential experience, and greater happiness for tenants in each and every property project.
