5 Experiences can Expect from a Competent Management at the Condo

Those who live at condominiums and people whose relatives, friends and acquaintances live at condos should have some familiarity with the term juristic person. But they might not know the full extent of the importance of the juristic entity, and whether living at a residential project with a juristic entity that professionally handles various affairs can truly yield an improvement to the quality of life.

1. Being able to live at a residential project with good upkeep and desirable image.

The common area, the structures of buildings, the exteriors of buildings and the expanses within the residential project will receive regular maintenance. Examples include repainting, mending worn surfaces as well as filling cracks and crevices. 

With a competent juristic entity overseeing these matters, the condominium will remain in good condition and the ambience within will be pleasant and conducive to living. Regardless of how aesthetically pleasing a residential project is, a shortfall in security management would mean that the project occupants will feel anxious about safety. A resident will sometimes find him/herself having to return home late at night or leave the home for an extended period of travel. 

Implementation of appropriate security measures by the juristic person may include scanning people upon entering and exiting the project premises and regular training of security personnel. 

Better yet, integration of technology to assist with the monitoring of a residential project and improve work coordination would make the project residents feel at ease and able to take heart when leaving their homes in the care of the juristic entity.

“My praises for the people taking care of the common area and all the common equipment here. They had to be attentive and knowledgeable, exercising meticulous care and knowing what to do and how to maintain the cleanliness of these items, in order to keep them beautiful. The appeal of living here would be lessened if these items become tarnished or if they deteriorate.” 


4. Being able to live at a project with orderly, systematic management. 

A professional juristic entity works systematically and possesses work plans that adhere to standards. It plans and allocates budgets efficiently, maintains financial balance, and is transparent and honest. This type of juristic person can be fully entrusted to carry out administrative tasks, as it operates wholly in compliance with the law. 

Residential rules and regulations are clearly published. Preparations are undertaken for the purpose of achieving long-term sustainability, an example being the efficient management of the common expense. 

With said efficiency, residents need not feel regret over the common expenses they pay every year to maintain the residential project; they can be at ease knowing that every baht had been carefully and purposefully allocated.

A good juristic entity will frequently arrange activities likened by residents and answering to the latter’s lifestyle demands, ultimately resulting in a dynamic living experience.

We might deduce, then, that whether or not we get to live in a decent condominium is partly dependent upon the management performance of the juristic entity. Selecting a management that is professional in its practice is no less important than selecting a proper real estate developer, because the management will stay with the resident at a project for a long time. 

If the management/juristic entity lacks professionalism and is unable to properly care for the residential project, the buildings and common assets would deteriorate, giving rise to hazards or inconvenience for the project occupants. 

In addition to a lowered quality of life, the project’s image and reputation could be negatively affected and ultimately lead to a decline in the value of the properties at the project.
