Building management in a new era of energy-efficient technologies

These days all organizations and businesses place great importance on global environmental issues relating to climate change, climate variability, floods, and drought-driven wildfires.

Right now the world is suffering the worst droughts on record and the toxic PM2.5 haze, all having to do with increased atmospheric carbon dioxide. Greenhouse gas emissions have been on the rise by leaps and bounds over the past 40 years in response to growing economic activities.

The real estate industry is one of the business sectors that accounts for 40 percent of carbon emissions mainly from construction and building operations.

Therefore, for many organization leaders, modern-era buildings are becoming part of the efforts to make a difference to the environment by creating a better world for the next generation.

With 25 years’ experience in the property management business, Plus Property is of the view that energy efficiency in buildings constitutes a long-term, consistent mission. It’s part of a holistic approach to smart building management.

When it comes to integrating energy efficiency into building management, the mission starts with Plus Property proposing a policy on how energy can be efficiently used in a building or an organization.

Then, we conduct a survey of the building’s engineering systems, draw up a plan to monitor and control equipment of the building’s engineering systems, and prepare an engineering system maintenance plan that is in sync with energy consumption before coming up with the right solution for reduced energy use in different engineering processes.

Energy efficiency is just more than the effort to reduce energy consumption or electricity expenses.
At present, many buildings adopt a building automation system (BAS) to better manage building engineering systems.

By integrating Internet of Thing (IoT) technology into BAS, it’s possible to connect, monitor and control various devices and systems such as lighting, air conditioning, facility management, utilities, CCTV devices, a motion detection system, and an automatic lighting control system that can be preset to turn on or off lights around the building at specified times of day.

Systems that make big savings on energy bills include:

1. Electrical systems

Plus Property needs to survey the electrical systems before making a new action plan. The existing annual maintenance program might need to be adjusted or tweaked to suit the condition of mechanical equipment.

We might propose the replacement of worn parts of building engineering systems on the basis of lifecycle replacement to prevent any problems to and any adverse effect on building usage. The company also makes use of the most modern technologies for building management such as a motion detection system to support a lighting control system based on room occupancy.

Then, lights in key spots where lighting is continuously required are replaced with LED bulbs to save energy costs thanks to LEDs’ longer lifespan.

2. Air conditioning

An automated indoor temperature control system is used to set the optimal working temperature. With this system, air conditioners can be preset to turn on and off at certain times of day based on room occupancy.

Normally buildings make use of cooling units and the older models tend to consume more energy than is necessary. Plus Property would study these existing cooling systems to gather data before coming up with high-tech solutions for better energy management.

Air conditioners consume more energy than other building services and account for 40 percent of the total energy consumption in a building. Applying variable speed drives on a cooling tower to make it operate in tandem with an air conditioning system in certain time periods offers many benefits such as reduced unnecessary expenditures on electricity.

3. Wastewater treatment

In general, wastewater treatment in commercial properties consists of physical and biological treatment. The process involves a septic tank, an activated sludge system, a sequencing batch reactor (SBR) system, and an anaerobic filter system. Wastewater treatment is important because wastewater is generated as a result of water consumption by occupants of a building.

Plus Property’s building management team would carry out periodic checks on mechanical equipment and its power consumption rates. They also need to keep wastewater standards in check to ensure they remain within the range required by law in a bid to reduce carbon emissions and any potential damaging consequences for the environment.

Investing in building management with the goal of energy efficiency has proven to help building owners reduce energy consumption and energy costs in the long term. To achieve the goal, system replacement is necessary and a considerable expense. But it’s by far a worthwhile investment: the benefits easily outweigh the cost.

Plus Property is pleased to offer solutions relating to a building automation system (BAS), an innovation that is set to increase the efficiency of building management and reduce costs for commercial building owners.

They represent the company’s main target group existing across various business segments including office towers, banking and investment, hospitals, educational institutes, department stores and community malls.

BAS can reduce energy consumption by five to 10 percent. As a result, we expect BAS to be able to conveniently meet the needs of commercial building owners and users alike.
