  • PLUS carries on its endeavour in residential properties management and notes the strength in its building systems engineering service – powered by robust on-site maintenance teams which benefit from the support of engineers and specialist mechanics from HQ who stand ready to contribute to the work potential.
  • Collaborates with public and private agencies to continually train and increase the knowledge of personnel, who are tasked with maintaining the physical and environmental attributes at a project, repair and maintenance, safety affairs, electrical system maintenance, and more recently with the functionality of air conditioners and internet connection.
  • Takes note of advantage stemming from professionalism in delivering service. Meanwhile, PLUS remains committed to increasing the capacity of its personnel by augmenting special skills on top of the requisite standard competencies. The aim being to achieve in-depth and extensive knowledge that enables the delivery of service that is distinguished and that which keeps a property project in pristine condition as time goes by.

Ms. Naruemon Arporntanakul, Assistant Management Director – Property Management Residential Department at Plus Property, the full-service professional property and facility management agency, explained that residential property management was a continually growing business that has been among the contributors to the success of PLUS.

The business has been servicing a greater number of clients who have entrusted the work to PLUS owing to word of mouth. PLUS’s strength lies not only in its professional teams of service personnel. Work relating to a property’s physical aspects, preventive maintenance and asset maintenance were important components that allow PLUS to rise above the pack.

Success in this regard is reflected in the good condition of residential projects and of the amenities in the said projects’ common areas, as well as in the usability of the various systems at said projects. The conditions of these amenities and systems have been preserved while they faced the passage of time, despite some of the projects now being decades old.

As an outcome, the value of each project has appreciated. Such a result is made possible by the quality of PLUS’s personnel, especially the teams of experienced and professional repairmen and the engineers dispatched by headquarters, who meet the standards of their profession and who stand ready to provide support at every project administered by PLUS.

Furthermore, PLUS constantly makes improvement to its service level by augmenting the capacities of its personnel. As an example, special training courses are delivered by external organisations in the public and private sectors to provide maintenance staff with skills that exceed those of a general repairman.

Most recently, PLUS has entered into collaboration with organisations that possessed certain areas of expertise in order to organise special training courses for increasing the capacity of the repair teams. The curricula are as follow:

  1. Physical and environmental maintenance. This category comprises a collaborative course involving environmental management trainees by Kasetsart University, a joint course with TOA that provides knowledge about TOA products and their appropriate use, a course on the sanitation system, and a course on swimming pool maintenance via the use of various chemical products.
  2. Repair and maintenance. This category is made up of a foundation course for repair skills and a course for addressing broken water pumps.
  3. Safety. This category includes a course on inspection and resolution of fire alarms and the fire alarm system, a course on preliminary first aid and a course to train lead work safety officers.
  4. Electrical work. Includes a course on electrical safety.
  5. Air conditioning systems. This category offers a course on air conditioning systems, delivered by Daikin.
  6. Internet systems. Under this category, a course is delivered by True to improve repairmen’s knowledge of internet matters in the 5G era.

The aforementioned courses add to the capacity of repair teams, enabling them to deliver a wider service scope that responds to modern living needs. As a result, the teams are able to make sure the physical attributes at a project remain appealing and in good condition.

They are also able to maintain and make repairs to various systems, to ensure the latter function efficiently and to keep machinery or systems from becoming damaged. Maintenance expenses are optimally managed, allowing the juristic person to maintain reasonable control over the maintenance budget and extend the working life of machinery.

PLUS’s repair and maintenance service stands out because of the professional attention it provides over 3 aspects.

In Preventive Maintenance, which reduces the costs incurred by damages, clear and concise work steps are employed and inspection work is carried out in coordination with the engineering team from headquarters who provide additional reassurance.

Corrective Maintenance makes use of Big Data on problems that have occurred previously, allowing the personnel to extract the methods, protocols and solutions relevant to addressing a problem and receive consultation from the relevant expert in a timely manner.

Lastly, Improvement of the physical attributes at a development project maintains the beauty of the properties and allows the latter to retain the value they had on the day of purchase. In addition, the engineers and mechanics who provide assistance from headquarters are ready to head to a site when the situation calls for it.

“There are many factors that contribute to an appreciation of the value of a property development. The environment within a project is among the factors that have great influence on the future price of a property. If the project receives a good level of care or management that allows it to remain in the same condition as when the properties were first purchased, effects will be had on the value of the project in the future.

PLUS’s work has been reflected by tangible results that are evident to clients, who are presented with well-maintained property developments that will be able to retain their beauty in the long term. Examples include the Quattro by Sansiri, which PLUS had tended to right from the start; the project is now about 10 years old and its value has risen by 52%.

The River Condominium has been under PLUS’s care since 2016 and prices have appreciated about 20% so far. The properties were tended to by maintenance teams whose personnel were knowledgeable and skilled, and who had deep understanding of the detailed care required for each type of materials and their correct maintenance. In this way, the value of assets at each project increases in the long term.

Furthermore, the other aspects of residents’ and tenants’ living are tended to. For example, help is provided for internet issues and problems with the air conditioner. Most recently, we have entered into collaboration with public and private agencies with specific expertise to provide knowledge and organise special courses.

PLUS remains committed to developing the capacity of its personnel to enable new skills, and introducing technology to assist work, in order to ultimately deliver a management service that is distinguished and which responds to all dimensions of living,” said Naruemon.
